Most first-time buyers wait too long. Insurance feels like 'the easy part' until you're 5 days from closing and your lender is asking for a binder that doesn't exist yet.
Get your property details handy
Address, square footage (from the listing or appraisal), year built, type of construction, roof age, distance to fire hydrant/station โ your agent will ask. Get them from the listing or the seller's disclosure.
Know what your lender requires
Most lenders need: a binder (proof you've bound a policy), the declarations page (full policy details), and sometimes a Replacement Cost Estimator (RCE) worksheet. Ask your loan officer for the exact list.
